Banca Transilvania offers Noua Casa loans at an interest rate of 2% + IRCC (1.17%). Of the total RON 1.5 billion cap for the banks in the program, almost RON 250 million was allocated to Banca Transilvania.

Last year, BT’s outstanding mortgage portfolio – including Noua Casa loans – grew by 15% compared with 2020. In 2021, more than 14,000 Romanians bought a home with financing from Banca Transilvania, with total disbursements exceeding RON 3.7 billion.

Details about Noua Casa:

• The minimum down payment is 5% for homes priced up to EUR 70,000 (RON equivalent), and 15% for homes priced between EUR 70,001 and EUR 140,000 (RON equivalent). The maximum loan amount is EUR 119,000.
• The interest rate is variable, based on the reference index for consumer loans (IRCC), plus a fixed margin of up to 2%.
• The maximum term is 30 years.
• The application processing fee and the monthly account management fee are zero.
• The program is intended for individuals, who can purchase homes through state‑guaranteed loans.
• Home insurance must cover all risks and be set at market value at the time the annual policy is concluded.
