Banca Transilvania has started granting loans under the Noua Casa programme. BT has also launched an online guide for customers on the steps to buying a home, Come home. To yours, to support responsible choices.

Noua Casa replaces Prima Casa and, with the updates it brings, the programme has much broader eligibility. The main change is the option to purchase a higher‑value home, meeting the need for space and offering greater comfort — trends BT has observed in customer preferences and requirements, especially this year. The maximum loan amount has also increased to 119,000 euros. The minimum down payment ranges from 5% to 15%, depending on the type of property.

A new home with Noua Casa:

• Old and new homes can be purchased if the purchase price does not exceed 70,000 euros (equivalent in lei): the maximum financing amount is 66,500 euros (equivalent in lei), and the minimum down payment is 5%;
• Newly built homes can be purchased if the purchase price is equal to or above 70,001 euros (equivalent in lei): the maximum financing amount for these properties is 119,000 euros (equivalent in lei), and the minimum down payment is 15%.

Sample calculation:  

• Noua Casa loan of 200,000 lei over 360 months, interest rate 4.41% (IRCC + 2%)
• APR: 4.71%; Monthly instalment: 1,002.70 lei
• The total amount payable, which includes the management fee owed to FNGCIMM, is 368,489.98 lei.

In the first 8 months of this year, more than 5,300 people bought a home through the previous programme, Prima Casa, via Banca Transilvania.
