BT Property, an alternative real estate investment fund for professional investors managed by INNO Investments SAI SA, a company of the Banca Transilvania Financial Group, has acquired Record Park from AYA Properties Fund (Belgium).

• Launched in 2021, the BT Property real estate alternative investment fund (AIF) invests primarily in real estate assets and real estate-focused companies that generate potential returns and long-term value growth.
  
  
• Until 2025, the fund was managed by BT Asset Management, and since October last year its new manager has been INNO Investments, which specialises in managing alternative investment funds. INNO Investments is the former OTP Asset Management Romania SAI SA, which joined the Banca Transilvania Group following the acquisition of OTP Bank România and its subsidiaries.
  
  
• The BT Property portfolio comprises properties across the retail, office and healthcare segments, with a total lettable area of approximately 43,000 sq m, including the latest acquisition. The fund manages approximately EUR 79 million in assets and, since launch, has delivered a return of over 55%.
  
  

Record Park: a model of urban regeneration and a strategic asset

Record Park is a Grade A office complex in a prime area of Cluj-Napoca, offering approximately 15,000 sq m of high‑end office space leased to international companies. The scheme integrates a wide range of services and amenities — fitness centre and pool, restaurant, co-working spaces and an underground car park with over 200 spaces. Completed in 2020, the project transformed a former industrial area into a contemporary mixed-use development and has maintained full occupancy from day one. Built on Transit-Oriented Development (TOD) principles — an urban planning model that prioritises connectivity — and certified BREEAM Excellent, Record Park reflects high standards of sustainability and operational efficiency.

It is the first closing of the investment cycle within AYA and a perfect example of how we approach real estate investments: from identifying an opportunity, acquisition and stabilisation, through to bringing the project to maturity and selling to an institutional investor, at a market-aligned valuation.
